Cleaning Up Mold in the Basement

9/8/2022 (Permalink)

Bathroom with "your nose can detect water damage" Your nose knows. One of the first indicators that mold or water damage is present is a musty or stale smell. Contact SERVPRO for restoration help.

Basements have the possibility of water seeping in from outside. Many homeowners use their unfinished basements for storage.  Basements provide some of the most ideal conditions for mold to form.  They are cool, damp, and dark. When ugly stains appear on the lower portion of a foundation wall it could be a sign of larger problems.

As seen in this before and after, dark black/gray stains are a sign of mold.  Mold typically thrives in damp, humid areas. If you suspect mold in your basement, the first step is to identify and correct the source of the water problem. If you have mold in an area in your basement that is larger than 10 square feet, you should not attempt to clean it up yourself. The best way to remove mold is to call SERVPRO to inspect the area and develop a plan of action to remove the mold safely.

What to Do:

What Not to Do:

  • Don’t touch or disturb the mold.
  • Don’t blow air across any surfaces with visible or suspected mold growth.
  • Don’t attempt to dry the area yourself.
  • Don’t spray bleach or other disinfectants on the mold.

The Importance of HVAC When Dealing With Fire, Smoke, and Soot

8/16/2022 (Permalink)

Air filter covered in soot Air filter that caused a fire damage

Ventilation systems are often the biggest culprit in poor indoor air quality, however, the biggest culprit of fires is your furnace. In fact, according to FEMA, heating appliances were the second highest cause of residential building fires in 2014- specifically furnace flame rollout.

Flame rollout happens when flames escape and “roll” outside of the closed combustion area.
If those open flames come into contact with insulation or nearby flammable objects, you will be dealing with a dangerous house fire.

Flame rollout happens when there isn’t enough oxygen to “feed” your furnace. Your furnace needs a mixture of oxygen and fuel to create heat, but if there’s not enough ventilation to provide oxygen, the furnace flames will “roll out” in search of oxygen elsewhere.

Tips on how to keep your furnace safe from flame rollout include:

  • Regularly check and change your air filter- A clogged air filter can cause a buildup of soot inside the flue (the tunnel where combustion gases exit outdoors). And when soot buildup blocks the flue, this also restricts your furnace’s oxygen supply.
  • Check for obstructions in your furnace flue- Your furnace flue connects to the outside, so obstructions like a bird’s nest, leaves, or other debris are very likely and can prevent your furnace from getting oxygen.
  • Install a rollout switch- These devices detect and shut off power to the furnace when the burner area exceeds normal and safe temperatures. This prevents rollout from happening in the first place.
  • Schedule annual furnace maintenance- Annual maintenance allows our techs to spot any issues early on that could lead to flame rollout. We’ll make sure everything is working properly to avoid the abnormal situations that lead to flame rollout.

SERVPRO of Farmington and Farmington Hills will make recommendations about the best way to address any indoor air quality concerns. This can save you money and provide peace of mind on the health of your system.

Why Your Business Should Have an Emergency Readiness Profile

8/11/2022 (Permalink)

SERVPRO logo with emergency readiness graphic Emergency Ready Profile

An ERP (Emergency Readiness Plan) is a method of planning for emergencies long before they occur. It’s a carefully devised, well-rehearsed strategy that guides you and your employees to take decisive action during a catastrophe. This well-oiled machine will give any employee in the building the necessary tools to effectively handle an emergency.

DETERMINE PROTECTIVE ACTIONS

In addition to emergency phone numbers, shut-off areas, and preventative procedures it is necessary to create an ERP that protects anyone in the building. The Department of Homeland Security refers to this as “Protective Actions for Life Safety,” including:

  • Fire Drills -- Rehearsals for action during a fire.
  • Sheltering -- Sheltering staff during a natural disaster.
  • Sheltering in Place -- Sheltering staff during a man-made emergency.
  • Lockdown -- Eluding an active shooter

SERVPRO of Farmington and Farmington Hills and the SERVPRO Ready Plan information will give you the security of emergency preparedness. The information can be downloaded into the Ready Plan app to instantly share with SERVPRO so that the damage can be intercepted. We’ll make it “Like it never even happened.”

Using an Infrared Camera to Detect Water Damage

Finding water damage can sometimes be challenging. Water often travels the path of least resistance, which means water coming in from a roof leak might enter your ceiling and travel to the lowest point often pooling or leaking down into a light fixture in the middle of the room.

Using an infrared camera to identify the source of the water damage can help SERVPRO of Farmington and Farmington Hills restore your home. Thermal imaging can detect damp spots on floors, ceilings, and walls. Using the Infrared camera has helped us determine hidden water damage in a ceiling. The rainbow-colored images can help our technicians spot moisture in the Our technicians use the IR camera to detect the moisture before physical damage or mold is evident. Using moisture meters along with the IR camera can confirm the presence of water.

Dangers associated with Water Heaters

According to Phoenix Society for Burn Survivors “vapors from the liquid, when mixed with the right combination of air, that ignite and burn. These vapors are (1) heavier-than-air and will stay low to the ground, (2) are invisible, (3) can migrate significant distances (10, 20, 30 or more feet), and (4) ignite and a flashback from a wide variety of ignition sources (pilot lights, open flames, sparks, etc.). Because many water heaters are floor-mounted, with their constantly burning pilot lights behind the cover plate, the pilot light serves as a ready ignition source for the low-to-the-ground vapors”

Since each smoke and fire damage situation is a little different, each one requires a unique solution tailored for the specific conditions. When various materials burn, the soot and residue they create differ greatly and require a specific cleaning procedure. The steps listed below illustrate our process for the “typical” fire damage restoration. Learn more about our fire damage restoration process.

Flooded Crawlspace? Read This!

Water in your crawl space can cause damage to your home

Excessive moisture in a crawl space can cause your foundation supports to warp and lose their structural integrity. Excessive moisture can promote the growth of mold and mildew. Standing water can attract pests and small animals.

What to do when you have water in your crawl space:

  • Have a professional inspect your crawl space for foundation cracks and broken pipes.
  • Dry out the crawl space by removing the excess water and moisture.
  • Clean up the crawl space by removing debris and wet insulation.

When to Call A Professional

Water mitigation is not a challenging task, but it is hard physical labor. You might want to consider the following:

A crawl space that is between 4 feet and 5 feet high is considered tall. Even such a tall crawlspace is very difficult to move around in. Many crawl spaces are lower than this.

Tight access point of entry makes it difficult to work in the crawl space. There may be only one small door that allows access to the crawl space, and can sometimes be in an inconvenient area, such as a bedroom closet or kitchen pantry floor.

Warning: Rodents can often get into the crawl space.  Their droppings can contain harmful bacteria.

Water Damage Plus Hoarding? - We Can Help!

7/12/2022 (Permalink)

Basement filled with contents from floor to ceiling exposed to water Water damage in a hoarded basement

This Farmington Hills, MI home experienced flooding in their basement with contaminated water, however, this was not your typical flood. The homeowners happened to be hoarders and their basement was filled to the ceiling - there was barely any space to walk and most areas were not accessible.

Before going into the process of mitigating this loss, let's talk a little bit about what hoarding is.

Hoarding is the persistent difficulty discarding or parting with possessions, regardless of their actual value. The behavior usually has deleterious effects—emotional, physical, social, financial, and even legal—for a hoarder and family members.

For those who hoard, the quantity of their collected items sets them apart from other people. Commonly hoarded items may be newspapers, magazines, paper and plastic bags, cardboard boxes, photographs, household supplies, food, and clothing.

In a situation like this our SERVPRO of Farmington and Farmington Hills technicians had to begin by throwing away all the contaminated items due to the quality of the water. It was not until everything was 'trashed out' that we were actually able to mitigate the damage to the structure.

-Structural Cleaning- After a smoke or fire damage, ceilings, walls, woodwork, carpeting, and floors will often need a thorough cleaning. Depending on the amount of soot, we may even be able to reduce the cost of recovery by cleaning lighter soot deposits on some surfaces, eliminating the expense incurred with repainting or refinishing.

We begin by carefully inspecting and testing all fabrics in the structure to determine which cleaning methods are most appropriate. We can provide wet or dry cleaning services. Warehouse Water Damage

Water damage with caution tape in a commercial warehouse Warehouse Water Damage in Farmington Hills, MI Business

Besides a natural disaster or large-scale storm, there are other potential causes for a water damage at your business. It is true that commercial water damages are often the result of weather events such as heavy rains and storms, however, there are regular maintenance issues that could cause damage to company equipment, inventory, and other valuable assets. Our SERVPRO of Farmington and Farmington Hills technicians are highly trained and knowledgeable in all of the possible causes for a water loss to occur in your commercial property.

Other Causes of Water Damage in Your Business:

  • Sprinkler System Malfunction - Sprinkler systems are a must for businesses because it helps protect the building in fire emergencies, offering the first line of defense when smoke is detected. However, when the sprinkler system is outdated and showing signs of wear and tear, the sprinklers can malfunction and cause water damage to everything inside the building.
  • Burst pipes– There are many reasons why pipes can burst and cause water damage. One potential reason could be an extremely cold day that can freeze the water in the pipes. Since water expands as it freezes, this expansion can crack and break the pipes that the water needs to flow through.
  • Clogged sewer system– Another possible reason for a commercial water damage is toilets and sewer systems getting clogged. Toilets and sewer lines can get clogged very easily and when a sewer line is clogged, flooding can occur anytime someone flushes a toilet or pours water down a sink.
  • Leaking roof– When the roof is not regularly checked and maintained, it can suffer damage from exposure to changing weather. Even if you are just experiencing a rainstorm, when your roof has a leak, it can become detrimental and damage the inside of your building.

April Showers Bring May Flowers (and Flooded Basements)

4/19/2022 (Permalink)

Before and after of water in a basement Heavy rainfall caused water damage to this basement resulting in the removal of carpet and saturated contents.

As any Michigander knows, springtime means heavy rainfall for us. The April showers may bring May flowers and nice weather; however, it can also flood basements for a lot of homeowners. Most homeowners who have experienced or are prone to flooding in their basement may take some cautionary steps like waterproofing, gutter maintenance, proper landscaping, inspecting and repairing foundation cracks, sump pump maintenance, and even installing window well covers, however, heavy rainfall can cause your basement to flood despite all of it.

Basements can flood at any time, but primarily after winter moving into spring when we have a lot of rain combined with the ground thawing. Flooding can occur by seepage or flow through the walls or foundation floor, from surface water sources, or by a sanitary or storm sewer backup.

Most homeowners’ first reaction when their basement floods is to panic and start trying to clean it up themselves, granted if it’s a tiny bit in a small area you may be able to, but typically the problem is too large for you to handle. That is where our water-certified SERVPRO of Farmington & Farmington Hills technicians come in. We are a 24-hour Emergency Service that can effectively work with you and your insurance company to extract the water, dry out the structure, demo any damaged materials such as wet walls and flooring, as well as assess and potentially restore any contents you may have in your basement.

How to Prepare Your Kids For Emergencies

9/22/2021 (Permalink)

Graphic of a house in a flood with the words "Is your family prepared?" Do your kids have all the information they need in the event of an emergency?

The fourth and final topic of this year’s National Preparedness Month is teaching the youth about preparedness. Make sure your kids are aware of your family’s emergency preparedness plan and practice it so they know what to do and how to respond in the face of an emergency. A few key things to talk through with your kids are:

  1. Who to contact - make sure they have your phone number memorized as well as other emergency contact information and numbers.

Tip: pick someone out of town for an emergency contact as they might be easier to reach if there is a local disaster.

  1. Where to meet – Talk through with your family on where to meet in case of an emergency. Pick a familiar and accessible place where you can take shelter if needed.

Tip: Make sure the place you decide on is pet friendly if applicable.

  1. Practice! Hold regular household meetings with your family to discuss your plan and keep copies of your contact information somewhere safe like a backpack or cellphone.

Ready.Gov has fun interactive games for children to play in order to help prepare the youth for emergencies. Check it out here: https://www.ready.gov/kids/make-a-plan

As National Preparedness Month 2021 comes to an end, SERVPRO of Farmington and Farmington Hills wants to remind you that emergencies and disasters happen year round. Make sure you and your family are staying vigilant each month by keeping up to date with your preparedness kits and looking out for alerts.

Financially Planning for Emergency Disasters

9/17/2021 (Permalink)

Graphic with the words "National Preparedness Month - its never to early to prepare" Make sure your family is ready by getting financially prepared

For the third theme of National Preparedness Month in 2021, the focus is on getting financially prepared for an emergency disaster. Ready.Gov highlights some ways that homeowners can get prepared at either no cost or a low cost. In addition to the resources listed on Ready.Gov, the Federal Emergency Management Agency (FEMA) offers a plethora of resources that can be shipped directly to your home.

At SERVPRO of Farmington and Farmington Hills, we are able to work directly with your insurance company to ease the stress during emergency disasters. It’s important that homeowners make sure they are adequately covered for emergencies that the region is prone to. For example, if your home is in a flood zone, flood insurance should be a priority. Likewise, if your home is in an area where wildfires are prevalent, insurance for wildfires is a must. The Red Cross has an interactive map that shows common disasters across the United States by region and what you should be prepared for.

To get started, here are a few tips you should consider in order to get financially prepared for an emergency disaster:

  1. Gather financial, medical, personal, and household information and keep them in an accessible safe space.
  1. Keep small amounts of cash in your home for items such as food, gas, or other supplies in the event that you cannot get to an ATM. In addition, consider opening a savings account and saving up money for potential disasters.
  1. Keep on top of your homeowners or renters, health, and life insurance. Consider purchasing flood insurance from the national flood insurance program as well as reviewing your policy to make sure you’re adequately covered.

Flooded Basement?

8/12/2021 (Permalink)

Soaked carpet and furniture from heavy rain in basement Heavy rainfall in Metro Detroit causes this basement to flood. Carpet and furniture got wet and had to be dried

Most homeowner’s first reaction when their basement floods is to panic and start trying to clean it up themselves, granted if it’s a tiny bit in a small area you may be able to, but typically the problem is too large for you to handle.

Commercial Water Loss Causes

If you have a water damage in your commercial property, call SERVPRO of Farmington and Farmington Hills at (248) 427-1500.

Freezing Temperatures Cause Pipe to Break During Winter Storm

6/10/2021 (Permalink)

Flooded basement with carpet Basement floods after pipe break during winter storm

When pipes freeze in extreme winter weather and then thaw out as temperatures rise, these pipes tend to crack and burst, causing leaking and flooding.

A home in Michigan without a working furnace, even for a couple of hours can cause serious risks.  Recently, SERVPRO of Farmington & Farmington Hills were called out to a home that was for sale in the Metro Detroit area to mitigate a water damage.  Upon entering the home, the technicians discovered several feet of standing water in the basement. Moisture from the basement caused extensive damage to the upper floors.  Most of the materials including walls, ceilings, floors, and cabinets removed due to the water damage.

Prevent frozen pipes from damaging your home by keeping your home’s thermostat no lower than 55 degrees Fahrenheit.  If you will be out of the home for a lengthy period, consider shutting off and draining your water system.

SERVPRO Professionals have the experience, expertise, and the resources to remediate damage caused by winter weather.

The hardworking SERVPRO of Farmington and Farmington Hills crew in PPE The hardworking SERVPRO of Farmington and Farmington Hills crew suited up in PPE and ready to go!

We love hearing from our customers - this thoughtful review details how hardworking and awesome our crew is!

“We had a sewage backup in our basement that caused the whole basement to have to be emptied, deep cleaned, sanitized, remediated for mold, the drywall to be removed, and the full tile bathroom to be removed. They came in within a day of us filing our insurance claim and helped us understand that they COULD start the remediation right away, bit it was Saturday and premium rates. So, right away we knew that they were not just there to make a buck, but that they were trying to help us through an awful situation.

The whole team from our initial contact with Colt, through to James, William, Alex and their whole remediation/cleaning, demolition team; to Jeanne were amazing. They were all efficient, punctual, professional, and kind.

Jeanne helped me so much in going through the things that were damaged. She “got” how hard the loss of some of the things were for me and didn’t back away when I melted down crying because of the loss of some things that I thought were irreparable. She helped me know what to do to take care of some of the things we could do ourselves; told me honestly when something needed to be gotten rid of; and encouraged me all the way along. She was a GOD SEND in helping me through that part.

James and his whole team were amazing. They arrived when they said they would; they were kind, professional, gracious, and efficient; they knew their business; and they answered every question and concern we had. They worked SO very hard to put our basement back to a basic, sanitized space where we can now begin rebuilding. My only regret is that I don’t know the names of the entire team to be able to tell them all thank you and WELL DONE! They made this difficult time for us easier because we knew we didn’t have to worry about them”

How to Handle a Roof Leak

1/4/2021 (Permalink)

Roof leak with damage to the ceiling in living room A roof leak caused damage to the drywall ceiling in Waterford, Michigan

During the rainy season in Michigan two of the worst words a home or business owner can hear are ‘roof leak.’ With spring fast approaching there a few tips we would like to share with you about identifying the source area in the beginning, all the way to the leak potentially becoming an emergency.

First things first, here are a few of the many places water typically comes through your roof:

  1. Worn, broken, or missing shingles
  2. Where nails have worked loose
  3. Corroded or poorly sealed roof flashing around vents, skylights, or chimneys
  4. Along the intersections of roof planes

Along with being a major inconvenience, a roof leak can cause serious problems for businesses and homeowners. They can ruin insulation, become a home for black mold to spread, damage interior ceilings and walls, rot the wooden framing, and above all – ruin your belongings.

Here are a few things to check up on that will cause your roof to leak:

  1. The age of your roof
  2. Brick chimneys
  3. Flashing
  4. Missing shingles
  5. Vent Boot/Pipe flashing
  6. Holes
  7. Complex roof architecture
  8. Clogged gutters
  9. Skylights
  10. Shiners/missing nail

A roof leak during a storm can become a major emergency, especially in a rainy Michigan spring. However, after the storm is a whole other ballgame and that is where we, SERVPRO of Farmington & Farmington Hills, come in. If water has affected the structure or contents of your home due to a leaky roof, we can work with you and your insurance company to clean up the mess as well assess and potentially restore your home as quickly as possible.

Our SERVPRO of Farmington and Farmington Hills technicians are specially trained in Water Restoration and given a certification by the IICRC (Institute of Inspection Cleaning and Restoration Cleaning) to ensure the best quality of work for our customers. To go one step further, our technicians have been trained to use Thermal Cameras to detect moisture and temperature discrepancies in your home or business. IR (Infrared) Thermal Camera technology is a powerful tool for discovering the source of a leak, they are able to determine if there is lingering moisture behind a wall before or after a dry-out and even to able to combat potential mold growth.

So How Do IR Cameras Work?

When water evaporates, it cools the surface temperature. Infrared cameras identify temperature differences to locate potential water damage. Infrared technology visually displays qualitative thermal differences often caused by water damage. In short, IR cameras do not directly detect moisture, they detect temperature, and water is extremely sensitive to these fluctuations.

If Insulation gets wet, is it still good?

6/18/2020 (Permalink)

Wet insulation After removing the drywall, SERVPRO of Farmington & Farmington Hills discovers wet insulation

There can be confusion about insulation that’s been soaked or damaged by floodwaters. Does it breed mold and mildew? Will it eventually damage other structures such as drywall or tile floors?

Insulation comes in a variety of materials and is installed in many ways. For instance, there is fiberglass, cellulose, foam board, cotton, and spray foam.  Each type of insulation must be treated differently after water damage.  Because each of these materials has different properties, they will react differently from each other when affected by a Water Damage.

There is also the risk of toxins in water-damaged insulation. Floodwaters can carry potential toxins that remain in the insulation after the water recedes. Some types of insulation can retain moisture for a long time after the flood is gone.

Assessing and repairing water damage needs to take priority for homeowners who’ve been hit by a flood or storm. It’s not just a matter of aesthetics, though the odors can be unpleasant, it is important to your family’s health and safety that the insulation is handled by an expert.

We help homeowners analyze all of the issues concerning the repairs, salvage, disposal, insurance, and restoration installed. We can help you decide whether to remove and replace insulation after we’ve begun the job of assessing the damage and drying out the structure.

Cleanup and restoration after water damage is a comprehensive job. It requires skills, tools, and experience. SERVPRO has many resources to restore your home or business.

Melted blinds and heavy soot in a kitchen Fire causes Soot and Smoke Damage to this Farmington Hills Apartment

SERVPRO of Farmington & Farmington Hills provides clean up services to an apartment complex near us.  After our Technicians assessed the damage, we were able to get a crew in immediately to pack out and clean the contents of the Apartment unit.  The tenant was able to move back into his unit within 2 weeks.

According to the National Fire Protection Association, “fire departments responded to an average of 166,100 home fires that involved cooking equipment per year”

According to an article from The American Red Cross "10 Ways to Avoid a Kitchen Fire"

  1. Never leave cooking food unattended – stay in the kitchen when frying, grilling, or broiling food. If you have to leave the kitchen, even for a second, turn off the stove.
  2. Check your food regularly while cooking and remain in the home while cooking.
  3. Use a timer so you’ll remember that the stove or oven is on.
  4. Don’t wear loose clothing or dangling sleeves while cooking.
  5. Keep the kids away from the cooking area. Enforce a “kid-free zone” and make them stay at least three feet away from the stove.
  6. Keep anything that can catch fire - pot holders, oven mitts, wooden utensils, paper or plastic bags, food packaging, and towels or curtains—away from your stove, oven or any other appliance in the kitchen that generates heat.
  7. Clean cooking surfaces on a regular basis to prevent grease buildup.
  8. Consider purchasing a fire extinguisher to keep in your kitchen. Contact your local fire department to take training on the proper use of extinguishers.]
  9. Always check the kitchen before going to bed or leaving the home to make sure all stoves, ovens, and small appliances are turned off.
  10. Install a smoke alarm near your kitchen, on each level of your home, near sleeping areas, and inside and outside bedrooms if you sleep with doors closed. Use the test button to check it each month. Replace all batteries at least once a year.

Is My Sump Pump Working?

6/12/2020 (Permalink)

Sump Pump in a Basement Sump pump in Finished Basement fails during Winter Storm

Tips to Avoid Water Damage

No power: If the power goes out during a storm, your sump pump won’t be able to drain the water

Wrong size: If your sump pump is too small a sump pump for your home’s size can mean too big a job for it to handle. On the flip side, running too large a sump pump can shorten its lifespan.

Old age: Just like any appliance, the years can reduce the efficiency and working order of your sump pump. The average lifespan of a sump pump is roughly 10 years. If yours is creeping up in age, consider replacing it with a more current model.

Clogged pipe: Debris can enter your discharge pipe and create a backup. With nowhere for the water to flow, your sump pump will come to a stop.

Lack of maintenance: Your home and the appliances that make it run require regular maintenance. Clean your sump pump three to four times a year to avoid blockages in your discharge line, vents, and floats.

Switch issues: When the sump pump shifts in the basin, the float that administers the switch can cause it to become jammed.

Product or installation problem: In addition to product defects, which are out of your control, improper installation can also cause sump pump failure.

Sump pump fails and causes water damage while you are out of town.

Do you Have a Stubborn odor that Cannot be Removed?

2/21/2020 (Permalink)

Graphic of a car with the words "Deodorize with Ozone Odor Removal, Car, Home, Office, Locker room" Whether it’s a smoky smell in a vehicle, or a locker room full of stinky equipment, we’ve got odor solutions for any size job.

The science of identifying and eliminating odors can be tricky, but as pros in deodorization, we're able to take care of it.

SERVPRO of Farmington and Farmington Hills can help identify and remove the odor. We have several odor removal products to help remove offensive odors. One technique used for stubborn odors is an Ozone generator to destroy stubborn odors, such as tobacco, soot, animal, and mildew odors. Many deodorizers simply mask odors, but an Ozone generator can remove the odor.

How does an Ozone generator work?

Ozone reacts to the odors through an oxidation process to change the molecular structure.

Are there dangers when using an Ozone generator?

The area being treated by an Ozone generator must be free from humans, pets, and plants.  The treated space must then be circulated with fresh air before people and pets can go in.

An Ozone generator can be a safe and effective tool to remove stubborn odors. Our technicians are highly trained with years of experience, call SERVPRO of Farmington and Farmington Hills at (248) 427-1500 to safely eliminate odors from your home or business.

National Battery Day 2020

2/18/2020 (Permalink)

Back of a green SERVPRO truck with a "faster" license plate According to the US Fire Administration, smoke detectors should be tested at least once a month and batteries should be replaced at least once a year.

National battery day is observed every year on February 18th and it's a great way to remind homeowners as well as business owners to practice safe battery practices.

Batteries die, and other parts of the smoke detector can wear out over time. Testing them regularly and replacing batteries is one way to help ensure your family stays safe should there be a fire in your home.

Battery recycling is another important practice that consumers can participate in to help protect the environment and prevent fires. According to HOBI.com- a company dedicated to secure sustainable solutions, by recycling batteries, you can reduce the number of hazardous materials being put into the landfill which helps conserve our natural resources.

SERVPRO of Farmington and Farmington Hills is dedicated to enhancing sustainability practices alongside our community in an effort to reduce environmental harm. Winter Threats to Your Farmington Hills, Michigan Home

1/2/2020 (Permalink)

Large ice chunks overflowing outside of a window Extensive water damage from frozen pipes to a home in Farmington Hills, Michigan.

The sudden drops in temperature that occur during the winter months in the Metro Detroit area can present many hazards and potential concerns for your property.

While many of the homeowners throughout Michigan are familiar with the damage freezing temperatures can do, situations continue to occur every year such as frozen water pipes bursting. SERVPRO of Farmington and Farmington Hills is professionally trained and certified to clean up the water damages where the plumbing or structural integrity has become compromised by the harsh winter conditions.

Of the multiple negative effects freezing temperatures could have on your Farmington Hills residence, the primary concern is frozen pipes. Many scenarios could allow for your indoor plumbing or outdoor service line leading to the main water supply line for the street to become adversely affected by the elements and steep drops in temperature. Understanding how this situation could occur can help you remain mindful of the possibility throughout the colder months.

Poorly insulated pipes are a common culprit to this situation, our SERVPRO professionals discover during their initial inspection of a water-damaged property. Once water within a pipe freezes, the flow gets blocked to the fixtures and ceases to flow. The trapped water dammed by the freezing builds pressure until the pipe bursts as a result. Once this occurs, it can often be a high volume of water released into the wall cavities of your home, into your basement or crawlspace, or wherever plumbing could have gotten installed. The rapid spreading of pressurized water can be devastating.

When our SERVPRO team of professionals arrives on the scene, we can utilize leak detection and moisture detection equipment to determine where our mitigation work should begin to repair the damaged pipe and remove affected drywall and other construction materials too saturated to preserve. A plumber may be needed to fix the pipe system damage.

Frozen pipes continue to be a severe concern for the Metro Detroit area homeowners throughout the winter months. Poor insulation or exposed pipes remain susceptible to these falling temperatures, and if you have a line break, you can count on our SERVPRO of Farmington and Farmington Hills' rapid response team to help clean up the mess and dry out the damage. Give us a call anytime that you need us at (248) 427-1500.

Aerosol Paint Explodes in Furnace Room

Damage to furnace room after aerosol paint can causes damage

SERVPRO OF Farmington & Farmington Hills helps a Farmington Hills resident clean up their home after an aerosol paint explodes in the Furnace Room.  Fortunately, only a minor injury resulted from the fire.  Our technicians have the specialized fire and water damage restoration training, personnel, and equipment to handle fire and soot damage and can quickly restore your home to pre-fire condition.

Aerosol Paints are highly flammable.  Aerosol paints use propellants, such as propane and butane gases, that are highly flammable. Oil-based paints and stains often contain flammable components, such as methanol, ketone, and toluene.

Aerosol paint should be stored separately from other storage materials as well as from any fixtures that feature high temperatures or flames. Never store flammable aerosol cans in a basement or similar area that features hot water heaters, gas heaters, fireplaces, boilers or any other type of intense heat.

What to Do About Mold in Your Attic

3/22/2019 (Permalink)

Mold cleanup in an attic in Lake Orion Michigan

Any home or business attic can fall victim to mold if a source of water is present. All it takes is a small water leak or excess humidity for mold to form in your Rochester home or business attic. During Michigan’s rainy season leaky roofs are very common, however, the important thing is to not let them go unaddressed. Mold can spread throughout your property in as little as 48 hours, so it is imperative that you frequently check your attic for signs of moisture or a leak in your roof. The mold remediation process we use is quick and efficient to make sure we stop the spreading as soon as we can. Here is a breakdown of the steps we use during mold remediation:

  1. Connect with the home or business owner and their insurance company

Flooded Basement?

3/21/2019 (Permalink)

Heavy rainfall in Metro Detroit causes this basement to flood. Carpet and furniture got wet and had to be dried.

As any Michigander knows, spring time means heavy rainfall for us.

Basements can flood at any time, but primarily after winter moving into spring, when we have a lot of rain combined with the ground thawing. Flooding can occur by seepage or flow through the walls or foundation floor, from surface water sources, or by a sanitary or storm sewer backup.

Most homeowner’s reaction when their basement floods is to panic and start trying to clean it up themselves, granted if it’s a tiny bit in a small area you may be able to, but typically the problem is too large for you to handle. That is where our water certified SERVPRO of Farmington & Farmington Hills technicians come in. We are a 24-hour Emergency Service that can effectively work with you and your insurance company to extract the water, dry out the structure, demo any damaged materials such as wet walls and flooring, as well as assess and potentially restore any contents you may have in your basement.

Roof leak caused damage to drywall ceiling in Waterford, Michigan

During the rainy season in Michigan two of the worst words a home or business owner can hear are ‘roof leak.’ With spring fast approaching there a few tips we would like to share with you about identifying the source area in the beginning, all the way to the leak potentially becoming an emergency.

First things first, here are a few of the many places water typically comes through your roof:

  1. Worn, broken or missing shingles
  2. Where nails have worked loose
  3. Corroded or poorly sealed roof flashing around vents, skylights, or chimneys
  4. Along the intersections of roof planes

Along with being a major inconvenience, a roof leak can cause serious problems for business and homeowners.

Water in your Crawl Space?

7/20/2018 (Permalink)

SERVPRO of Farmington and Farmington Hills clean up Water in Crawl Space in Plymouth, Michigan

Water in your crawl space can cause damage to your home

Excessive moisture in a crawl space can cause your foundation supports to warp and lose their structural integrity.

Excessive moisture can promote the growth of Mold and Mildew.

Standing water can attract pests and small animals.

What to do when you have water in your crawl space

Have a professional inspect your crawl space for foundation cracks and broken pipes.

Dry out the crawl space by removing the excess water and moisture.

Clean up the crawl space by removing debris and wet insulation.

When to Call A Professional

Water mitigation is not a challenging task, but it is hard, physical labor.

What is Mold?

5/9/2018 (Permalink)

Mold growth in mechanical closet after a pipe break

According to the Center for Disease Control and Prevention https://www.cdc.gov/mold/faqs.htm#indoor “Molds are fungi that can be found both indoors and outdoors. No one knows how many species of fungi exist, but estimates range from tens of thousands to perhaps three hundred thousand or more. Molds grow best in warm, damp, and humid conditions, and spread and reproduce by making spores. Mold spores can survive harsh environmental conditions, such as dry conditions, that do not support normal mold growth”.

Excess moisture in your home can lead to mold growth. A flood, broken pipe, or an exhaust fan that is improperly vented can cause excess moisture in your home. Removing or eliminating the source of the water is the first step in making your home healthy from mold.

The next step is to call in a Professional. SERVPRO of Farmington & Farmington Hills can safely remove mold in your home.

Cleaning up Mold in the Basement

5/2/2018 (Permalink)

Freezing Pipes causes Water Damage during winter storm

Basement floods after pipe break during Winter Storm

Mold Clean up in Milford Michigan

4/15/2018 (Permalink)

Mold growth from a broken pipe in the kitchen

When a water loss occurs and not taken care of immediately mold can grow. The longer the water and moisture is present, the longer the mold has time to grow and become an issue.

A homeowner in Milford suffered damage from a water loss after a pipe broke under the kitchen sink. It was left too long, and mold began to grow beneath the wood flooring. Our technician met with homeowners to perform an assessment of the damage to the property. An industrial hygienist was hired to perform an indoor air quality test. The hygienist gave technicians a scope of work to be performed, including containment, air filtration, Hepa vacuuming and removal of the hardwood to get to the underlayment where the mold was present, mold removal and applying antimicrobial that will help prevent future mold growth. After remediation, the industrial hygienist performed a post test and the homeowners were able to move back into a safe and clean home.

Mold Removal vs Mold Remediation

4/13/2018 (Permalink)

Mold found in Apartment

What’s the Difference?

Since microscopic mold spores exist naturally almost everywhere, indoors and outdoors, removing all mold from a home or business is impossible. Many restoration businesses advertise “mold removal” and even guarantee to remove all mold. This is a fallacy. We understand mold and mold growth. SERVPRO of Farmington & Farmington Hills has the training and expertise to remediate the mold in your home or business.

Understanding Mold

When water intrudes into your property, mold growth can start in as little as 48 hours. Consider the following mold facts:

Mold is present almost everywhere, indoors and outdoors.

Mold spores are microscopic, float along in the air, and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.

Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.

Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.

Mold often produces a strong, musty odor, and that odor can lead you to possible mold problem areas.

Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

The Mold Remediation Process

Every mold damage scenario is different and requires a unique solution, but the general mold remediation process stays the same.

Benefits of using a Infrared camera to detect water damage

4/10/2018 (Permalink)

Using an Infared Camera to detect water damage in Novi kitchen ceiling

Finding Water Damage can sometimes be difficult. Water often travels the path of least resistance, which means water coming in from a roof leak might enter your ceiling and travel to the lowest point often pooling or leaking down into a light fixture in the middle of the room.

Using an Infrared Camera to identify the source of the water damage can help SERVPRO restore your home.  Thermal Imaging can detect damp spots in floors, ceilings, and walls.  Using the Infrared camera has helped us determine hidden water damage in a ceiling. The rainbow-colored images can help our Technician spot moisture in the ceiling of this Novi home. Our technicians use the IR camera to detect the moisture before physical damage or mold is evident. Using moisture meters along with the IR camera can confirm the presence of water.

If you have experienced a water damage due to a pipe leak, call SERVPRO.

Asbestos Risks in Berkley

4/9/2018 (Permalink)

Asbestos tile in Berkley Michigan

Many people do not know that they may have materials in their home that contain asbestos. Asbestos is a mineral fiber. There are several types of asbestos fibers. In the past, asbestos was added to a variety of products to strengthen them and to provide heat insulation and fire resistance. Materials that are in good condition that contain Asbestos do not put you at risk, according to United States Consumer Product Safety Commission Asbestos in the Home

If you think asbestos may be in your home, don't panic. Usually the best thing is to leave the material alone. Unless the fibers are released, no danger is present.

SERVPRO of Farmington & Farmington Hills was called out to home in Berkley to perform a cleaning after waterproofing a basement. Upon inspection, we determined that the Vinyl floor tile in the basement contained Asbestos.  IAQ Management was called out to perform testing.  Asbestos was removed and we were able to complete the cleaning of the basement.

Carpet Cleaning

4/9/2018 (Permalink)

Kevin, our expert Carpet Cleaning technician teaching his helper to clean.

Our professional cleaning can address moderate and heavy soil conditions in your carpets. How often you’ll need professional cleaning depends on soil build-up, traffic, type and color of carpeting.

A good rule of thumb would be to professionally clean your carpet every 12 months. The best advice is to clean carpets before they become totally saturated with soil. If you wait until carpets look really dirty, the carpets may never be restored to their former appearance. Dirt builds up in layers, and when a carpet looks dirty you are only seeing the dirt at the tips of the fibers. More dirt is hiding below the surface down near the base of the pile, causing damage to the carpet. When a carpet is saturated with dirt, the soil has penetrated crevices and has become firmly lodged.

SERVPRO of Farmington & Farmington Hills technicians are cleaning carpet in a banquet room in Royal Oak.  Kevin is teaching our new technician Dominique to properly clean the carpet.  He is excited to see him do a good job!

From the Ordinary to the Unhealthy

Mold Remediation

Many people call on SERVPRO everyday with a mold growth issue that they have no idea what to do with. Luckily, we are here to help and give you some insight on the types of mold you may be dealing with in your home or business.

Ordinary. Fungi and mold naturally occur in our environment. In fact, over 100,000 kinds of fungi have been identified. Fungi produce some very useful results such as: Yeast for baking, mushrooms for cooking, and penicillin for curing disease. Even though some forms of mold can add value to our lives, other forms can be harmful. Excessive amounts of mold, different types of mold, and exposure to mold may present health concerns for some people.

Unhealthy. Intrusion of water into your home or place of business can result in mold growth. When water intrusions are not addressed right away, the resulting damage can present increased risk of harmful mold growth. If the humidity and moisture levels in a water-damaged environment are not promptly returned to normal, mold spores may grow and multiply. Excessive mold growth can lead to indoor environmental conditions that pose a health threat.

Mold and Health Risks

Mold Remediation

We at SERVPRO deal with customers that have mold issues every day and the health concerns that come along with it. We are here to help!

Health concerns may arise when excessive mold grows indoors. Concerns are more likely to arise for "at risk" people, which might include immune suppressed or compromised individuals, young children and individuals with chronic inflammatory lung diseases such as asthma and severe allergies. However, anyone may experience health problems associated with exposure to mold in damp buildings. Possible health effects include: runny nose, sneezing, coughing, aggravation of asthma, sore throat or inflammation of the sinuses. People most at risk include:

-Infants and children

-Pregnant women

-The elderly

-People with compromised respiratory systems or asthma and allergies

-People with weakened immune system

If you think you have a mold problem, call (248) 427-1500. A SERVPRPO technician trained in mold remediation will examine the structure for any visible signs of mold. In the event mold is found, you will be asked to approve and sign a work authorization form prior to any mold cleanup or related work being performed. The technician may also recommend you leave the affected area while the mold cleanup and associated containment process is being safely completed.

Confused About Mold - Leave It to the Professionals

Mold Remediation

If our SERVPRO technicians find more than 10 sq foot of mold in your home or business we will call in an Indoor Air Quality/Environmental Professional to assess the mold and give us a scope of work for your space.

Indoor Air Quality/Environmental Professionals evaluate the quality of the air inside a structure. Some specialize and are skilled in testing buildings for the presence of molds. Using various testing devices, these professionals collect air and surface samples to compare the indoor mold spore count to the outdoor environment. If you have concerns about mold, SERVPRO of Farmington and Farmington Hills can assist you in locating a qualified Indoor Air Quality/Environmental Professional.

Our technicians care about proper restoration of your structure. In most water damage situations excessive mold growth is not a problem and we can safely restore your building to pre loss condition.

We make your damage "Like it never even happened."

Tips For Preventing Water Damage This Winter

11/2/2016 (Permalink)

Fleet

A pipe bursting in the walls of your home can be devastating not only for the structure of your home but also for your belongings indoors. Luckily, the technicians at SERVPRO of Farmington and Farmington Hills have a few helpful tips to prevent you from having a water damage.

When away from the house for an extended period during the winter, be mindful of how much you lower the heat. A lower temperature may save on the heating bill, but there could be a disaster if a cold spell strikes and pipes that normally would be safe, freeze and burst.

Letting a faucet drip during extreme cold weather can prevent a pipe from bursting. It’s not that a small flow of water prevents freezing, but it definitely helps. Opening a faucet will provide relief from the excessive pressure that builds between the faucet and the ice blockage when freezing occurs.

So remember: When leaving for a trip keep your heat steady in the home, and upon returning run your faucets!

Letter of Recommendation

SERVPRO restoraton & cleaning vehicle

Here is a letter of Recommendation from a previous SERVPRO customer...

At first I thought, “how am I going to take advantage of the great team at SERVPRO when I don’t have a disaster?”

Then it came to me.  I am actively looking at housing opportunities and while some have great potential they are in need of serious clean, so why not utilize the SERVPRO team for that.

I reached out to Angela, who promptly set me up with a member of the team to meet at the house.  They listened to what I had in mind for the house, and they discussed options, and in a very short while gave me a quote for the work.

Whether you’re recovering from a disaster or need help with a major cleaning project, I recommend you reach out to the professional team at SERVPRO of Farmington & Farmington Hills.
